    You did have a building and a pest inspection done before you purchased, didn't you?
    It is your problem now, unfortunately as it was not mentioned before the sale. Bit like buying a car privately...buyer beware.

    Somtimes it takes a while to get it right. Up and up and down etc ,etc. Used tp drive me nuts as it was my job to adjust them on all the new houses the company i used to work for would build. The installer would close it right down because there wasnt a driveway yet. The xconcreters would poor the driveway and the door would hit the driveway and bounce up everytime on every house. It was my pet hate. Good luck.

    that sounds like it could be what it is sean... it closes turns off for about 5 seconds and then comes back up... it was driving me insane yesterday... lol ill have a fiddle for myself when i get home and then get the o/h to have another fiddle.

    Just be a nice Property Manager then. A nice property manager out there would be bloody good.

    I tell ya, once you move in..everything that is capable of breaking will break.

    In the first 2 months of moving into our new home, the hot water system packed up, airconditioner needed a new motor, windows got stuck in tracks and the dishwasher started to leak.

    Lol I don't even know where the remote to our air con was left I've only noticed now that its not there! lol now the whole thing is useless! Our biggest issue has been plumbing, living on acreage the sullage and septic need's maintenance yearly... something the last few owners failed to do!

    its always the way, when you plan something large financially, everything goes wrong.

    We only rent but when we moved to brissy, it was quite pricey, well since then, the car has died twice LOL
