    There should be a red cord hanging down. Turn of the power if you can see the switch (not really necessary). The door should move freely if the cord is pulled down. Slowly close and open door very slowly, looking in the corners to see or feel any resistance. If you see or feel any rubbing/ resistance, try and adjust that area. Sometimes backing of the bolts in the wall/brackets or even bending it by hand can help.
    This is what happens when kids swing on the tracks or hold on to the door when it gets opened, lifting them up off the ground.

    yeah we are onto the realestate and shes giving the old home owner a call to see if it does it all the time if theres a trick to it etc.

    And the big spring at the top should be really greasy. I smothered mine in it. The manufacturer sticker on mine says not to grease the tracks.

    Just wanted to add I hate RE's! LOL mine did a routine inspection on Monday and the stupid women managed to lock me out of my own house by dead bolting all the doors before she left, you can imagine how peeved I was one I realised that after working all day. Then yesterday I got mail and I had another letter about an inspection next week, sent on Monday (the same day I had an inspection!), from a different property manager, clearly they communicate well!!! Argh. Sorry thread hijack!

    yeah have done all that... as i say the o/h was fiddling with it for about an hr last night pulling it down seeing if it was catching... only thing we havent tried is greasing... having 2 dogs its really frustrating... i start work at 5 so o/h has to come out with me pull the door up and pull it back down...

    Your poor OH! Hopefully RE can find out if the owners had a trick to get it to work.

    lol keira r/e are hopeless... they are just in it to get the house sold and off they go... very friendly when your interested in buying etc once the paperworks done they couldnt care less....

    I rent. So imagine how I get treated. They treat renters like CRUD, because once you sign a lease you are stuck in it, if you break lease without someone to take over, you have to pay rent until they find someone etc. I am so sick of property managers! But I am well and truly a long way off buying a house

    It's might be the setting on the motor. You can controll how much it opens and then shuts.
    If it's set to shut to much, it will hit the ground and then bounce back every time.
    Set it so it shuts with a gap at the bottom and then adjust the down adjuster little by little till it's only just touching the ground.
    Hard to tell without looking myself but it sounds like the safety is kicking in because it closes with to much pressure because it keeps trying to push it shut even though its on the ground already.
