Thread: Perth Dwellers-rent Advice

    Hey there.

    I live in Redcliffe, which is just near the Domestic Airport and I pay $280 for a 2 bedroom duplex which has a HUGE yard and they allow me to have 2 dogs, 1 cat & a bird lol. I have done heaps of searching over the last 12 months after separating from the ex hubby and now trying to find a new bigger house. Honestly finding a house that is pets ok is easier than it seems, recently (compared to 12 months ago when i was last searching) there is a HUGE amount of owners now allowing pets in their properties.

    I wouldn't live in Carlisle again if the rent were free and I lived there for 5 years (in laws lived their for 12years), same goes for Cloverdale. Redcliffe in some parts is just as bad, I have had people throwing bricks over my fence aimed at my 5 year old son's head.... NOT safe.

    Now for the cheapish nice areas that I would live in....
    Kewdale (LOVE it, lived there for 7 years and wish I'd stayed there, wont be moving again until I get a house in Kewdale), Belmont (again some parts), Ascot (not often you get cheap there but there have been a few), Midland (some parts), Stratton (just past Midland nice little area), High Wycombe, Forrestfield, Rivervale (Avoid Great Eastern Highway Units etc, always trouble), Guildford, South Guildford, Victoria Park, East Victoria Park, Bayswater, Bassendean, Ballajura, Morley, St James, Bentley, Kalamunda, Greenmount and there are heaps more.

    I judge a suburb after either living in it for more than a year or on what I have heard on the police scanner lol.

    Another thing your going to need to consider is the costs involved with moving house, normally 4 x times rent= Bond, plus 2 weeks rent in advance, $100 pet bond (most of the time) and 1 weeks rent for the application fee when you first apply (will be credited as part of your 2 weeks in advance rent). So just there on a house that's $280 per week your going to need near $2000 to move.

    i can really empahtise we're you are coming from hun, i've been here 6 yrs and it's bloody tough..

    Im probably going to offend OH SO MANY people when i say this but it's my opinion thats all, and personally i wont move to

    Armadale/forestdale you're waiting for trouble, if you're a young woman on your own dog or not, expect trouble sorry hun but that's the general consensus and i know many a person/family/couple etc that have had trouble.. In fact to be honest maddington, langford, kenwick, gosnels all have their BIG problems.. If you're own your own avoid it, with flat mates not so bad as theres more of you in the house/less likely to attract the riff raff..

    Huntingdale is the diamond in the rough from my understanding of the areas, byford is on par with were you are in aubin grove but its down the tonkin instead of the mitchel.

    i don;t know much about ferndale but i've known people who live there without any hassles whatsoever!

    what about the hills? I dont know much about them, but forrestfield, kalamunda? Might not be accessible for work etc without your car though so you'd have to check transperth..


    More to the point, what are you after?? A really pretty house with all the new stuff (dishwasher aircon etc) or would you be happy with a smaller, older house and going without a few things??

    How many bedrooms are you after? if it's just you, then a 2 bedroom would be ideal! and also mean that the backyard you'd need wouldn't be as big as Keeda would have more places to roam inside (ie her own play room?) but that would depend on your working hours and how capable of walks etc you are..

    i wont bother going into NOR, as thats typically more expensive then SOR and seeing as you want cheaper places its a bit pointless..

    I will ask though, how are you finding Aubin grove? We're moving out that way soon (new estate) so i'd be curious to hear as thats a fairly new estate too isnt it?

    Thanks so much Jodz. The Hills wouldn't be an option for me as from what I understand they're just so far away! I work in Leederville and have to catch the train in every morning, and that's already at least a 1 hour trek one way.

    The house is for me, Keeda, and probably my boyfriend. He's allergic to dogs so she'd definitely need her own room inside OR a very large backyard. She currently has a doggie door into one room and the backyard at my parents' house and mostly chooses to stay outside anyway, so she'd do well as an outside dog with plenty of exercise and a warm kennel (of course if it got too cold during winter I'd insist on bringing her in). He also has to drive to Murdoch Uni almost every day and can't afford fuel costs if we live quite a way away. So really we have to stay between the CBD and probably Fremantle at the farthest.

    Aubin Grove is really nice. I'm currently in the Aubin Gardens part of Aubin Grove and see lots of families. Generally a nice area, and there's a great nature reserve just a 5-10 minute walk away (even less for me as I run) in the back of the neighborhood. I'd definitely recommend the area (at least where I live) and if I could afford to rent on my own at Aubin Grove I definitely would.

    Thanks for all the suburb feedback and suggestions! Looks like I have a lot of searching to do

    On a sidenote, one thing that bugs me to no end is that there are virtually no rental viewings after working hours or on weekends! I got quite a few replies back to my initial enquiries from last night, but all the viewings were between 2-4pm! I can't take any more time off work, especially as I'll need to take time off to actually move into the house. Has anyone run into this problem when choosing a rental house? Is there something I'm missing here, how do you manage to view the houses if they're all on weekdays in the middle of the day?

    oh i hear ya!!!

    This might be completely out of the way and not suit etc.. But a friend of mine is currently looking for tenants it's north of the river but only about 15 kms MAX out of the cbd, its in a dodge area (balga) but i can say that the actual st and house they are on they have never had a problem with...

    its a 3 x 1, with reasonable size backyard (they have a dog), they are dog friendly as long as it's a well taken care of dog, and the laundry backs onto the undercover area....

    it's 350 a week, i don't know if thats reasonable or not, or within your realms, but they are ok with dogs which is what brought it to ahead..

    I travel to and from curtin uni and im 10 kms out (only around the corner basically) that takes me about 15 mins peak, so your BF would need to add about another 10 onto that. on the plus side you can drive to the train station and park there (which is what my gf does) as the train goes from that station through to the mandurah line - im not sure about buses to and from murdoch but being a uni surely they'd be one??

    If you're interested let me know.. Wont be offended if you're not (as i just read what you said about wanting something inbetween) just sprang to mind after i commented before!

    I cant get over how expensive it's become to rent in Perth! Its crazy and comparable to inner city Melbourn rents.
    Good luck finding a place.

    Oh beau how i agree with you completely! and i do not understand it at all!!

    When I lived in Melb we owned a unit in Camberwell and use to rent that out for 350pw, that was 2 bedroom, large bedrooms (compared to the houses even brand new ones over in WA they'd be double the size of what their main bedrooms are here) floor boards, huge lounge which when we lived there we converted into a pool table room comfortably, as the kitchen was that long that we halved it as a kitchen/lounge... I dread to think how much it'd be worth to rent now,

    When we rented it out we moved into a place literally behind the cas as we both worked in the city till 3 -4 am and parking was a difficult.. That use to cost us $400 a week (i think it went up for 450 for a month or two before we left) for a 2 bedroom unit on the 13th floor and came with dishwasher, washing machine, side by side door fridge (if that makes sense) and it came with a cleaner included... The place was brand freeking new and lush (oh how i miss it)

    Compare this to here

    when i moved over here 6 yrs ago, we paid 250 for bunbury ( 2 1/2 hrs out of perth) and it wasn't even a complete house!! (no fence, no paint, not landscaped, no proper floors). We moved from bunbury to our place now which is TINY in comparison and yet the place behind us went up for rent for $365!!! *gobbsmacked*

    Totally off topic, sorry Liza but I see Jodz is posting here. Jodz, I now call my puppy Jodi, jodz at times. All your fault, lol.

    Sorry about the late reply, I've been away all weekend. Thanks Jodz, I'll definitely talk to the boyfriend about a house in that area. We don't exactly have lots of options, so hopefully he'll at least consider the idea of being north of the river. Thanks again!
